Letting Agent Services

Once a suitable tenant is found for your property, we then carry out strict credit and reference checks from previous landlords and current employers. We then prepare the tenancy agreement and get all parties to sign.
All tenants’ deposits are protected through a number of approved schemes and confirmation of the protection certificate is then sent to the tenant and landlord to confirm this has been done. We cover all bases.
Preparation of the inventory report is also carried out by our teams and we ensure the tenant agrees with a signature. Two months before the end of the tenancy, we diarise to serve a section 21 which is a notice to vacate if you do not want to extend the tenancy.
As soon as the letting is completed, we also offer a month to month management service to your property. This includes ensuring compliance with the following safety regulations:
- Furniture and Furnishings (Fire) (Safety) Regulations 1988, 1993
- Fire Safety Housing Act 2004
- Electrical Equipment (Safety) regulation 1994
- The Gas Safety Regulations 1998
We also offer a 24 hour emergency contact telephone number for your tenants to call outside office hours.
Financial management is a fundamental part of our service. That is why we collect the rents from the tenants each month via direct debit and ensure the monies are transferred to you within 10 working days of receiving it, together with a detailed statement.
It’s not a great situation to think about, but what if your tenants don’t pay? Should this problem arise, we work closely with solicitors and will instruct them accordingly.
